Having worked for both private clients and with large developers, on the client side and the building side of projects, I have a unique understanding of all aspects of building processes.

I will guide you and manage your project, whatever the nature and size, every step of the way – from the initial imagination of the build, through planning, selecting and sourcing materials, engaging and supervising contractors, right through to completion.

Guiding You Through the Process

I can help you at every stage of your project. This is a brief overview of the main steps:

Phase 1 – Evaluation

We’ll meet on site, or wherever is convenient, so that I can understand what you’d like to achieve and what’s most important to you.

Once I’ve reviewed the Architect’s plans, I shall flag any potential issues or snags, along with a number of possible solutions. I’ll gather any relevant information on planning, including any conservation issues and Heritage Assessments. I’ll then outline the planning processes and work with you and your Architect to create a schedule of works.

As part of this stage, I’ll advise on Health and Safety of clients and others. At the end of phase 1, I’ll draw up draft proposals for the project.

Phase 2 – Pre-construction

I can support you in choosing fixtures, fittings, and finishing, which I can source at trade rates. I can also recommend suppliers and contractors.

We shall meet again at this stage to talk through the plan and finalise all details. Once you’re happy that everything is just as you want it, in terms of look, cost and schedule, you can sign off the plans.

I will then submit the plans for consent to build and act as the point of contact with the planning office

Phase 3 – Submission

Once a decision comes back from he planning office, we’ll know if amendments need to be made before planning consent is given. I’ll work through any amendments with you until you are happy with the solution and planning permission is granted.

I will put together a range of options for subcontractor packages & programming.

Once we have a plan you’re happy with, I will draw up the full costings. I will then sign up the subcontractors, ensuring they are fully briefed and contracted.

Phase 4 – Construction

I will oversee all aspects of construction and manage the build process.

Full checks are carried out to ensure compliance with all regulatory bodies.

When the build is complete, I carry out a full handover with you and create a list of any snags that need addressing.

Phase 5 – Aftercare

I’ll follow up on the completed work to check and finalise all warranties I also check all snagging works are carried out.

If there are any final fine details you need support with, I shall be on hand until your build is perfect.
